    Will I know what is going on with my property?
    Absolutely. We keep open communication throughout our engagement. We set you up with an online owners portal where you can enjoy instant access to statements, reports, work orders and more. You will be kept aware of any issues that arise as well as the steps we are taking to correct them. We only contact you at a reasonable time that can be pre-determined by you. We personalize all report packets so every owner will receive the most pertinent information they opt-in for.

    When can I expect distribution checks?
    Every owner and every building are different. We will customize a budget that works for you.
     
    How do we market your property and vacancies?

    How do I know what my units should rent for?
    We know the greater New York Metropolitan area and surrounding counties extremely well. We are constantly staying on top of new developments and evaluating market conditions. We complete a detailed analysis of your property factoring in the condition, location and amenities both in the building and local surrounding areas. We also factor in the current rental market to arrive at a figure appropriate for each unit.
     
    Who handles middle of the night, emergency calls?
    We do! We are on call 24 hours a day so you don’t have to be. We prioritize all emergencies and handle them swiftly and diligently.
     
    What do you inspect each property for?
    Our inspectors have years of training and experience so they know exactly what to look for. During our regular inspections we will make sure the smoke alarms work, test for plumbing leaks, check the caulk and grout in the bathrooms, examine the exterior painting and analyze the general wear and tear of the property both inside and out. They will make any necessary recommendations to ensure your property is both looking its best and operating at maximum efficiency.
     
    How often are inspections done at my property?
    We routinely visit each property and perform in-person safety and maintenance inspections. We are also there before, during and after a new resident moves into your property. We complete a detailed move-in checklist with the resident, providing written documentation as to the condition of your property.
